Western County Statistics -
As of April 1
MEDIAN SOLD PRICE & PRICE PER SF
In March, the median price per home sold in Western Nevada County rose $50,000 from the previous month of $470,000 to $520,000. In addition, average price per square foot sold jumped considerably to $297. Average size of homes sold in February was 1,902 square feet.
ACTIVE LISTINGS
Active listings in February rose slightly from the previous month to 183. Frankly, given the snow and rain we've had over the month, I'm surprised there were even that many homes on market. Now that the weather has improved in the county, there are many more homes on market. April's stats will surely reflect a huge improvement in Active Listings.
DAYS ON MARKET
The median days on market dropped to 41 days to sell a home. Again, I believe weather played a part in this statistic. As I have said before, right-priced homes in the area are not on market for long!
YEAR-OVER-YEAR ANALYSIS BY MONTH
Another way to analyze these monthly statistics is to review them from a year-over-year perspective. When comparing March, 2022 to March, 2023, the median price sold was $25k less than March, 2022. Median price per square foot is approaching last year's stats, But still, there weren't many houses on market compared to the same month a year ago.
So what does all this mean?
I'll say it again: I don't have a crystal ball so I can't tell the future, the beauty and awesome lifestyle of Western Nevada County is a poorly-kept secret, and many people are coming from the Bay Area, Los Angeles and beyond to enjoy all that we have to offer. I think the Spring will be a good time to both buy and sell.
